How Many Years Are Needed to Buy an Apartment in the Regional Centers of Ukraine

Ukrainians planning to purchase their own apartment are forced to save their entire salary for an average of 5 to 7 years. However, the duration of saving significantly varies depending on the region — the difference between cities can reach almost five times. Real estate market research allows us to assess in which regional centers buying housing is most feasible and how the city’s location affects this.

Where Housing is Most Affordable

The least amount of time needed to save money is in cities located near the front line. In Zaporizhzhia, where the median price of a one-bedroom apartment is 661,000 UAH, it takes about 2 years of full savings. In Kherson (636,000 UAH) and Mykolaiv (856,000 UAH), it is necessary to save earnings for approximately 3 years, while in Kharkiv (1.1 million UAH) and Sumy (1 million UAH) — 4 years.

Housing Prices in Other Regions

In most regional centers, it is necessary to save income for 5–7 years to buy a one-bedroom apartment. In particular, five years are needed in Dnipro (1.4 million UAH), Kropyvnytskyi (1.3 million UAH), Chernihiv (1.5 million UAH), and Khmelnytskyi (1.8 million UAH). It will take six years to save in Ivano-Frankivsk and Odesa (2.2 million UAH each), Cherkasy (2 million UAH), and Poltava (1.7 million UAH). Seven years will be required in Lutsk, Ternopil, and Vinnytsia (2.4 million UAH each), Rivne (2.5 million UAH), Zhytomyr, and Odesa (2.1 million UAH each).

In Chernivtsi (2.5 million UAH) and Lviv (3.2 million UAH), saving for at least 8 years is necessary to buy an apartment. The most inaccessible for buyers remain Kyiv (3.4 million UAH) and Uzhhorod (3.3 million UAH), where saving will take about 9 years. The cost of housing in Uzhhorod has increased since the beginning of the large-scale war, which is associated with the influx of forced migrants and increased demand for housing.

The level of security directly affects housing affordability: in the east and south of the country, due to military risks, prices remain lower, while the western regions and the capital are marked by the highest real estate prices due to migration processes and stable demand.
