Vacancy in Shopping Centers of Kyiv and Western Ukraine Significantly Decreases in 2025

In the second half of 2025, a noticeable reduction in the amount of vacant space in shopping and entertainment centers in Kyiv and the western regions of Ukraine is observed. It has been recorded that the average vacancy rate in top shopping centers does not exceed 7-13%, with some properties showing even lower figures.

Vacancy in Top and Regional Shopping Centers

At the same time, in large regional shopping centers with an area exceeding 50,000 square meters, the vacancy rate remains significantly higher. For instance, in properties such as Blockbuster, Promenada Center, Atmosfera, and Marmelad, an average of 16% of the space remains unoccupied. The main reason is the insufficient adaptability of these shopping centers to modern consumer needs.

Particularly high vacancy levels have been recorded in the Blockbuster shopping center, at around 30%. However, this is already a significant improvement compared to 2024, when up to 50% of locations were vacant. Other large Kyiv shopping centers are showing better dynamics: Lavina Mall has been operating for two consecutive years at pre-war levels, with no vacant spaces, while River Mall has a vacancy rate of only 1-2%. Respublika Park currently has a vacancy rate of 9-10%, which includes spaces reserved for IKEA.

Development of the Rental Market in the Regions

The rental market for retail spaces is also becoming more active in the regions. The Chernihiv shopping center, TsUM Chernihiv, with an area of 18,000 square meters, is actively seeking new tenants. Various locations ranging from 80 to 420 square meters are being offered here.
