Over the last four years, the residential real estate market in Ukraine has undergone significant changes, which have affected the prices of one-bedroom apartments on the secondary market in various regions of the country.

Factors Driving Price Increases in Different Cities
The most noticeable increase in prices for one-bedroom apartments was observed in Chernihiv, where the median price rose by 83%. In 2021, housing cost ₴662,000 (approximately $24,300 at the average exchange rate that year), and by 2025, the price reached ₴1.2 million ($28,843). Significant price hikes were also recorded in other cities: in Ternopil, prices increased by 82% — from ₴907,000 to ₴1.65 million, and in Vinnytsia — by 73%, from ₴1.2 million to ₴1.9 million.
In Kyiv, despite already high housing prices, the increase is also substantial at 42%: from ₴2.1 million in 2021 to ₴3.1 million in 2025. Lviv maintains its status as one of the most expensive cities in Ukraine, with prices rising by 25% — from ₴1.8 million to ₴2.2 million.

Price Dynamics in Frontline Cities
In Kharkiv, located near the front line, the increase in housing prices was also noted — by 33% (from ₴650,000 to ₴871,000). However, in several cities that are in close proximity to combat actions, a decrease in apartment prices was recorded. In particular, in Kherson, prices fell by 16% — from ₴716,000 to ₴608,000, in Zaporizhzhia — by 13% (from ₴777,000 to ₴671,000), in Mykolaiv — by 6% (from ₴797,000 to ₴748,000), and in Dnipro — by 5% (from ₴1.1 million to ₴1.07 million).
Among the cities with minor changes in apartment prices, it is worth noting Sumy and Poltava, where price increases were 5% and 7%, respectively.
Thus, the dynamics of the real estate market in Ukraine over the past years have revealed significant differences between regions, influenced by both economic factors and the security situation in the country.
