Rise in Apartment Prices in Ukraine: Which Cities Have Seen the Highest Increases

In Ukraine, a significant increase in housing prices was recorded in October, with certain cities experiencing price hikes of up to 24%. Kharkiv leads in the median price of one-bedroom apartments, where the price rose by 16% to reach ₴866,000 ($21,000) compared to October of last year. Dnipro remains one of the most affordable cities with a price of ₴1.1 million ($26,000), showing a minimal increase of 5%.

Price Dynamics for Two-Bedroom Apartments

In the segment of two-bedroom apartments, Kharkiv again demonstrates the highest growth – the price increased by 24% to ₴1.4 million ($33,000). In Dnipro, the cost of such an apartment amounted to ₴1.5 million ($36,000), with the smallest price increase among the analyzed cities at only 3%. Odesa noted an increase of 18% to ₴2.3 million ($55,000). The median price of two-bedroom housing in Kyiv reached ₴4.8 million ($114,000), which is 11% higher than last year, while in Lviv it stands at ₴3.1 million ($74,000), with a growth of 14%.

Changes in the Three-Bedroom Apartment Segment

The largest jump in the median price of three-bedroom apartments was traditionally recorded in Kharkiv – up 22% to ₴1.8 million ($43,000), making it still the cheapest offer among the cities. In Dnipro, similar housing can be purchased for ₴2.1 million ($50,000), which is 12% more expensive than last year. Lviv also showed a similar increase – the price of a three-bedroom apartment reached ₴3.9 million ($92,000). In Odesa, the price rose by 17% to ₴2.9 million ($69,000). Kyiv remains the leader in price, with the median price of a three-bedroom apartment at ₴7.1 million ($168,000), which is 14% higher than the figure from October of last year.
