At the end of 2025, Uzhhorod ranked first among Ukrainian cities in terms of the cost of renting one-bedroom apartments, surpassing even Kyiv and Lviv. The average monthly rent for such housing in the city rose to 21,300 UAH, setting a record high among major cities in the country.

Reasons for the Increase in Rental Prices in Uzhhorod
The main factor behind the sharp rise in prices is the consistently high demand for housing. Uzhhorod attracts internally displaced persons from the southern and eastern regions due to its relative safety. Additionally, IT specialists and students are actively moving to the city, further increasing the demand for apartment rentals.
No less important is the limited number of offerings, especially in the central areas of Uzhhorod, where the selection of housing remains small. This intensifies competition among renters and stimulates price growth.
“The demand for one- and two-bedroom apartments in Uzhhorod continues to exceed supply. The exposure time for properties has decreased to 9 days, indicating rapid market activity,” notes Maxim Klymenko, owner of the LevelGroup real estate agency.
Market Dynamics and Forecasts for 2026
By the end of the year, two-bedroom apartments saw the highest price increase: rental rates in this segment rose by 36%. This indicates heightened interest in housing for families and the willingness of renters to pay more for comfort and space.
At the same time, experts note a significant financial burden for local residents. Renting a one-bedroom apartment in Uzhhorod takes up about 80% of the average salary. The cost of renting a two-bedroom apartment already exceeds the financial capabilities of most city residents.
Analysts predict that in 2026, the rental market in Uzhhorod will remain expensive. The city will continue to attract displaced persons and business representatives, while the supply of quality housing is likely to remain limited.
