A Third of Ukrainians Plan to Purchase Real Estate in the Next Five Years — Survey

According to the results of a survey by the marketplace “OLX Real Estate”, a significant portion of Ukrainian citizens is inclined to purchase housing in the coming years. Specifically, 23% of Ukrainians intend to buy real estate as early as 2026, while another 31% are considering this possibility within a five-year timeframe.

Market Trends and Buyer Motivation

The study, which involved 8,808 respondents, examined the sentiments of Ukrainians regarding the purchase, sale, and rental of housing in 2026. Compared to January 2025, when only 12% of respondents planned to buy housing, the current figure has nearly doubled, indicating an increased interest in investing in real estate.

However, 46% of respondents currently do not plan to buy housing. The main motivation for those who choose to purchase is the improvement of living conditions — noted by 43% of respondents. A significant portion of future buyers (32%) is willing to take advantage of credit programs, while 19% view real estate as a profitable investment or a means of preserving their funds. Another 5% plan to acquire housing for business development.

Buyer Preferences and Regional Priorities

The vast majority of potential buyers (93%) are focused on apartments and private houses. Only 4% plan to invest in land plots, and 2% in commercial real estate.

Among the regions, the highest demand for housing is observed in the Kyiv region (35%), as well as in Lviv (14%), Odesa (10%), Ivano-Frankivsk (9%), and Dnipropetrovsk (9%) regions. The least activity is recorded in the frontline regions of the country.

“The stability of personal incomes and economic forecasts, as well as the situation at the front and the price level in the market, remain key factors in making a decision regarding the purchase of housing”.

More than half of the respondents (51%) indicate that income stability and the economic situation are determining factors when choosing housing. For 41%, the price issue is important, while 40% pay attention to the security situation, particularly the frequency of attacks from the Russian Federation, which is a critical factor for nearly half of the respondents.

Regarding housing requirements, 60% consider the availability of infrastructure within walking distance important, 58% are interested in autonomous heating, as well as generators or alternative power sources (36%), shelters or bomb shelters (35%), and territorial security (30%).
