The Agricultural Land Market in Ukraine in 2025: Dynamics, Prices, and Demand

In 2025, the agricultural land market in Ukraine continued to show steady growth and gradually transitioned into a phase of predictable development. Despite the ongoing full-scale war, this market maintained its liquidity and was marked by a stable increase in asset values and a clear formation of demand structure. While the size of the land bank was previously a key factor for buyers, by early 2025, the quality of plots and their geographical location took center stage.

Transaction Volumes and Ownership Structure

From January to mid-December 2025, 115,600 land plots were transferred in Ukraine, covering a total area of over 340,000 hectares. Among them:

  1. legal entities acquired 43,012 plots with a total area of 128,212 hectares. The average cost per hectare for this segment was ₴74,323;
  2. individuals became owners of 72,597 plots totaling 211,962 hectares, with an average price per hectare of ₴47,246.

Regional Price Characteristics

Statistics indicate a significant regional disparity in the value of agricultural lands. The most expensive plots are traditionally found in the western and central regions, which are considered relatively safe. In particular, in Ivano-Frankivsk region, the price per hectare reached ₴165,615, in Ternopil – ₴126,068, and in Lviv and Vinnytsia regions – within ₴80,000–100,000 per hectare. Meanwhile, in regions close to the front, such as Kherson, Mykolaiv, and Zaporizhia, prices remained at ₴35,000–38,000 per hectare.
