For suburban residents, retail parks provide convenient 15-minute access to stores, making the shopping process less time-consuming. For retailers, important factors include lower rental rates — around $5-7 per square meter — and reduced service fees, as well as flexibility in using retail space.
Financial Benefits for Developers
Developers note that building retail parks is significantly cheaper than constructing traditional shopping centers. This is attributed to the simple design: single-story structures, the absence of common areas, ease of engineering solutions, and reduced security costs. Analysts estimate that the payback period for such projects is 6-7 years, which is twice as short compared to shopping malls.
“This is a line of stores, meaning connected boxes, entrance groups on the facades, and parking. Here, you spend 2.5 times less on construction than on shopping malls,” emphasized the director of UTG, Yevgeniya Loktionova.
Thanks to these advantages, retail parks are becoming one of the most attractive formats of commercial real estate for investors and developers in Ukraine.
