In August 2025, a significant increase in rental prices for housing was recorded in Ukraine. In particular, the prices for one-bedroom apartments rose by an average of 2.34%. The most expensive region for renting remains Kyiv, where the average rental price for a one-bedroom apartment exceeds 19,000 hryvnias, which is 4% higher compared to July.

Rental Prices in the Regions
Besides the capital, high rental prices for one-bedroom apartments are observed in several regions:
- Volyn Region — 16,107 UAH (+8%);
- Dnipropetrovsk Region — 16,062 UAH (+5%);
- Poltava Region — 14,713 UAH (+10%);
- Vinnytsia Region — 14,642 UAH (+4%).
The largest price jump was recorded in the Kirovohrad region, where the rental price for one-bedroom apartments increased by 56%, reaching 4,693 UAH. At the same time, the Zakarpattia region became the only one where prices decreased — by 16%, and now the average rental price for a one-bedroom apartment is 11,750 UAH.
Trends in Demand and Supply in the Rental Market
Research shows that the demand for one-bedroom apartments across Ukraine is generally increasing, although the supply has decreased in many regions. For example, in August, the number of new listings in Zakarpattia rose by 47%, while in Kirovohrad, it decreased by 58%.
The Zakarpattia region also stands out as the only area where the demand for rental housing decreased by 5%. In other regions, tenant interest significantly increased at the end of summer, especially in Volyn (+27%) and Lviv (+21%) regions.
There is a significant imbalance between the number of rental listings and the responses to them in the market. For Kyiv, this ratio is 1:10, but the record regions are Mykolaiv (1:73) and Chernivtsi (1:72) regions.
Thus, the rental housing market in Ukraine demonstrates dynamic changes — rising prices, increasing demand, and significant fluctuations in supply across different regions. The market is particularly active in large cities, but smaller regions are also showing significant changes in demand and prices.
