In the capital of Ukraine, there has been a significant increase in prices in the secondary real estate market. Over the past six months, the cost per square meter in Kyiv has risen by 12.86%, amounting to over 7,100 UAH. The average price per square meter has increased from 56,860 to 64,173 UAH, not accounting for the number of rooms.

According to analysts, over the year, the cost per square meter in the secondary market of the capital has increased by 8.91%, which is over 5,200 UAH. In the last month, prices have risen by 0.83%, equivalent to nearly 530 UAH.
Prices for 1-Room Apartments
Based on analysts’ data, property owners most often set the price for 1-room apartments between 46,600 and 51,000 UAH, which accounts for 8.6% of all listings for sale. Additionally, prices of 85,000 UAH (6.4% of listings) and 81,600 UAH (5.7%) are also commonly found.
In the cheapest segment, offers can be found with a price per square meter of 3,200 UAH, but such listings make up only 0.7%.
Price Analysis by Districts of Kyiv
The cost per square meter in various districts of the capital ranges from 46,924 to 111,758 UAH. The difference between the most expensive and the cheapest districts is 64,834 UAH, allowing one to purchase over 2 square meters in the most expensive district for the price of one square meter in the cheapest.
The lowest prices are recorded in the Sviatoshynskyi district, averaging 46,924 UAH per square meter. Following are:
- Desnianskyi – 49,727 UAH;
- Dniprovskyi – 57,162 UAH;
- Podilskyi – 58,387 UAH;
- Darnytskyi – 59,386 UAH;
- Solomianskyi – 64,036 UAH;
- Shevchenkivskyi – 64,817 UAH;
- Obolonskyi – 66,412 UAH;
- Holosiivskyi – 74,926 UAH;
The most expensive apartments are offered in the Pecherskyi district, where the average cost per square meter is 111,758 UAH.
1-room apartments have become more expensive in Ukraine. According to analysts, the cost of housing in the secondary market has increased by 3 to 12%. The highest growth was recorded in Uzhhorod – by 16%.
Moreover, in major cities of Ukraine, prices for 1-room apartments have also risen: by 13% in Zhytomyr, by 12% in Cherkasy, and by 10% in Odesa. On average, 1-room apartments in Ukraine are sold at prices ranging from 17,500 to 65,000 dollars, with the highest recorded in Lviv – 65,000 dollars, followed by Uzhhorod – 64,000 dollars and Kyiv – 63,000 dollars.
