Prices for New Constructions in Ukraine: Where Square Meter Costs Increased in October

In October, the primary real estate market in Ukraine demonstrated mixed trends: in certain regions, the average price per square meter increased, while the overall demand for new constructions decreased. Meanwhile, the number of offers remained stable without significant changes.

Price Dynamics in the Primary Market

The largest increase in the average cost per square meter was recorded in the Vinnytsia region — by 4.7%, where the price reached $1000 per sq. m, as well as in the Zhytomyr region — by 4% ($906 per sq. m). Kyiv remains the leader in housing prices: here, the average price per square meter is $1,427.

The top five most expensive regions also include Lviv region with an average price of $1,131, Zakarpattia — $1,114, Kirovohrad — $1,063, and Odesa region, where the square meter costs $963.

The lowest prices are traditionally observed in frontline regions. Thus, in the Sumy region, the average cost per square meter is $574, while in Zaporizhzhia it is $584.

Market Supply and Demand Situation

The supply in the market remained stable: in October, the share of active sales departments for new constructions was 83%. During the month, 18 new buildings (27 sections) were put into operation, including:

  • 7 — in Kyiv region,
  • 4 — in Vinnytsia,
  • 3 — in Rivne,
  • 2 each — in Ternopil, Dnipropetrovsk, Odesa, and Ivano-Frankivsk regions,
  • 1 each — in Khmelnytskyi, Lviv, and Volyn.

In Kyiv, two sections in two residential complexes were also completed.

Regarding demand, it decreased in most regions in October. The most significant drop was recorded in Chernihiv region (by 35%), Zaporizhzhia (by 29%), and Kirovohrad (by 21%). At the same time, western regions demonstrated an increase in interest in primary housing: in Khmelnytskyi region, demand increased by 13%, in Chernivtsi by 11%, and in Zhytomyr by 10%.

In October, several regions recorded an increase in the cost of “squares” in new constructions. The largest growth in the average cost per square meter was observed in: Vinnytsia region — +4.7% (to $1000 per sq. meter); Zhytomyr — +4% ($906 per sq. meter).
