Prices for New Buildings in Kyiv Have Increased: Where to Buy an Apartment Cheapest in 2025

The capital has seen a significant increase in apartment prices in new buildings. Over the past year, the cost per square meter has risen by 6.17%, which amounts to over 3,000 UAH. The average price per square meter in the market has increased from 51,050 UAH to 54,200 UAH, and this applies to all types of housing regardless of the number of rooms.

Price Change Dynamics in the Kyiv New Building Market

In the last six months, the increase in the cost per square meter has been less noticeable – at 1.83%, or nearly 1,000 UAH. Over the past month, prices have also risen: the growth was 1.21%, adding another 650 UAH to the price per square meter.

Price Distribution by Districts: Where to Buy More Advantageously

The cost per square meter in different districts of Kyiv varies almost threefold. The lowest prices are recorded in the Desnyansky district, where the average cost is 40,050 UAH per square meter. The most expensive apartments remain in the Pechersky district – here, the price per square meter reaches 119,700 UAH, meaning that for the cost of 1 square meter in this district, one could buy nearly 3 square meters in the cheapest district of the city.

Several districts fall into the mid-price segment:

  • Darnytsky – 44,175 UAH/sq. m
  • Dniprovsky – 44,500 UAH/sq. m
  • Solomyansky – 47,750 UAH/sq. m
  • Sviatoshynsky – 50,050 UAH/sq. m
  • Obolonsky – 50,150 UAH/sq. m
  • Holosiivsky – 54,900 UAH/sq. m
  • Podilsky – 69,350 UAH/sq. m
  • Shevchenkivsky – 73,550 UAH/sq. m

Thus, buyers have a wide range of prices depending on the district in which they plan to purchase housing.

“In the districts of Kyiv, the cost of ‘squares’ ranges from 40,050 to 119,700 UAH on average. This means the difference between the most expensive and the cheapest is 79,650 UAH, and for 1 sq. m in the most expensive district, one could buy nearly 3 sq. m in the cheapest.”

According to analysts, apartments in new buildings in Kyiv are most often offered at a price of 22,400 UAH per square meter – this price accounts for 8% of all real estate sale listings. Other common prices include 25,200 UAH (7.2% of listings) and 19,600 UAH (6.9%). This allows for finding advantageous offers even in a rising market.
