The cost of agricultural land in Ukraine has shown a downward trend over the past three months. The average price per hectare currently stands at 62 thousand hryvnias, while in the summer this figure reached 69.4 thousand hryvnias.

Price Dynamics and Sales Volumes
Since the market for agricultural land began operating, the average cost per hectare has been around 37 thousand hryvnias. The market was reopened in May 2022 with an average price of 40.4 thousand hryvnias per hectare. The highest price peak was recorded in April of this year — 71.9 thousand hryvnias per hectare.
In addition to the decrease in value, there is also a reduction in the total area of sold plots. In September, just over 10 thousand hectares were sold, which is four times less than the sales volumes before the full-scale invasion of the Russian Federation in February. Overall, since the market opened until October of this year, 289 thousand hectares of agricultural land have been sold, which is less than 1% of the total area of 42.4 million hectares across the country.
Regional Differences in Land Prices
Prices for agricultural land vary significantly depending on the region. The most expensive hectare is recorded in the Ternopil region — 174 thousand hryvnias, which is five times higher than the price in the Kherson region, where the price is 34.2 thousand hryvnias.
The regions with the highest average price per hectare include:
- Ternopil region — 174 thousand UAH;
- Lviv region — 155 thousand UAH;
- Ivano-Frankivsk region — 126.7 thousand UAH;
- Kyiv region — 103.2 thousand UAH;
- Poltava region — 80.5 thousand UAH.
The lowest prices are primarily recorded in the south of Ukraine:
- Kherson region — 34.2 thousand UAH;
- Zaporizhzhia region — 36.2 thousand UAH;
- Sumy region — 38.5 thousand UAH.
