Prices for Buying and Renting Housing Near Kyiv: Where It’s Most and Least Expensive

Over the past year, most settlements near Kyiv have seen an increase in rental prices, while the cost of purchasing real estate in some cities has even decreased. The most expensive areas for renting and buying apartments remain Sofiivska Borshchahivka and its surroundings.

Rental Housing: Where It’s Most and Least Expensive

In September 2025, the highest prices for renting one-bedroom apartments were recorded in Sofiivska Borshchahivka and Hatne — both at 15,000 hryvnias per month. Compared to last year, rents here have increased by 11% and 15% respectively. Meanwhile, in Hostomel, prices jumped the most — by 37.5%, reaching 11,000 hryvnias, while in Irpin, they rose by 22%, reaching 14,000 hryvnias.

The most affordable rental option remains Boyarka, where a one-bedroom apartment can be rented for 8,000 hryvnias per month (an increase of 14%).

For two-bedroom apartments, the highest prices are observed in Hatne — 22,000 hryvnias (+47%), Kryukivshchyna and Sofiivska Borshchahivka — both at 20,000 hryvnias. The lowest rental prices for two-bedroom housing are recorded in Boyarka and Boryspil — approximately 12,000 hryvnias each.

Cost of Buying Apartments Near the Capital

In the market for purchasing one-bedroom housing, Sofiivska Borshchahivka leads with a median price of 2.5 million hryvnias (+12%). Next are Petropavlivska Borshchahivka — 2.4 million hryvnias (+16%) and Chabany — 2.3 million hryvnias (+9%).

The cheapest options for one-bedroom apartments are offered in Dimerka — 969,000 hryvnias (an increase of 16%). Meanwhile, in Bucha and Vorzel, a slight decrease in prices has been recorded — by 2-2.5%.

A similar trend is observed in the market for two-bedroom apartments: the cheapest is in Dimerka — 1.4 million hryvnias (+44%), while the highest prices are maintained in Petropavlivska and Sofiivska Borshchahivka, as well as in Kryukivshchyna — ranging from 3.4 to 3.5 million hryvnias. At the same time, in Hatne and Novyi Petrivtsi, housing prices have slightly decreased — by 4-5%.
