Ternopil has become the city with the highest rate of housing price growth in Ukraine in 2025. Despite traditionally being considered one of the most affordable cities in the west of the country, real estate of all types has significantly increased in price over the past year.

Price Dynamics of Apartments in Ternopil
According to analytical data, in 2025, the cost of apartments in the primary housing market increased by 8% in currency equivalent. The secondary market showed an even greater increase: prices rose by 11–15% depending on the type of housing.
The price of a one-bedroom apartment on the secondary market is $43,000, which is 13% higher than six months ago. Two-bedroom apartments are offered at $65,900, which is 15% more compared to the previous period. A three-bedroom apartment costs about $73,000, indicating an 11% price increase.
The price of a two-bedroom apartment is $65,900 (+15%), and a three-bedroom apartment is $73,000 (+11%).
Housing Affordability and the Rental Market Situation
For the average worker in Ternopil, purchasing housing remains a challenging task. To save for a one-bedroom apartment, one would need to set aside their entire salary for about six years. For a two-bedroom apartment, this period extends to over nine years, and for a three-bedroom apartment, it exceeds ten years.
The primary market has also recorded an increase: the cost per square meter has risen by 10% over the year.
At the same time, the rental housing segment in Ternopil remains stable. A one-bedroom apartment can be rented for an average of 10,500 UAH per month, a two-bedroom for 12,700 UAH, and a three-bedroom for 14,800 UAH.
