Demand for Commercial Real Estate in Ukraine is Rising: Kyiv Leads

In Ukraine, there has been an increase in prices for commercial real estate, which became noticeable in March 2025. The main trend is the rise in prices and a decrease in supply, as indicated by a study from OLX Real Estate. While in most cities the demand for purchasing retail spaces has decreased, Kyiv has been an exception, growing by 31% compared to last year.

Prices for Commercial Properties in Major Cities

Kyiv ranks first in terms of the median purchase price for commercial properties, which stands at ₴8.3 million, a 14% increase from March 2024. Other major cities have also recorded price increases in 2025: in Dnipro, the price rose by 29% to ₴4.1 million, in Lviv by 12% to ₴3.1 million, and in Odesa by 9% to ₴3.5 million. However, in Kharkiv, which is located in a frontline area, prices decreased by 4%, from ₴2.1 million to ₴2 million.

Changes in Demand for Commercial Properties

Thus, Kyiv remains the only major city where the demand for purchasing commercial properties has significantly increased. In other cities, there is a notable decrease in both supply and demand. For example, in Dnipro, the number of listings has decreased by 33%, and inquiries by 43%. In Lviv, the declines are 37% and 26% respectively, while in Odesa, they are 22% and 4% compared to 2024.
