The cost of housing in the Carpathians is influenced by many factors: location, plot size, condition of the house, availability of utilities, and amenities. Let’s take a closer look at the pricing situation in the Lviv and Ivano-Frankivsk regions, which are the most popular among real estate buyers in the area.

Lviv Region: House Prices in Skhidnytsia and Slavske
In the Lviv region, the most sought-after resort towns are Skhidnytsia and Slavske. The average price of a house in Skhidnytsia is approximately 6.3 million hryvnias, while in Slavske it is 4.9 million hryvnias.
There are more listings available in Skhidnytsia. The starting price for a 50 square meter residential property, although requiring partial repairs, is 1.5 million hryvnias. New houses with full utility connections but without interior finishing and furniture start at 3 million hryvnias. A house that is ready for immediate occupancy will cost at least 5 million hryvnias.
In Slavske, cottages and modular houses dominate the market. The cheapest options are houses in non-residential condition, with an area of 50 sq. m, costing from 2.3 million hryvnias. A cottage with repairs and furniture starts at 2.7 million hryvnias. While there are very few listings at the minimum price in Skhidnytsia, in Slavske they make up about half of the total number.
Ivano-Frankivsk Region: Price Distribution in Popular Locations
In the Ivano-Frankivsk region, buyers have a wider selection, as it is home to many popular villages. The average cost of a house in Verkhovyna is 1.8 million hryvnias, in Kosiv it is 1.9 million, in Sheshory it is 2.8 million, in Yablunitsa it is 7.1 million, in Mykulychyn it is 8.3 million, and in Polianytsia (Bukovel) it is 11.7 million hryvnias.
In Verkhovyna, there are few listings: the cheapest option costs 619 thousand hryvnias but requires significant reconstruction. The next listing exceeds 4 million hryvnias, mainly consisting of modular houses.
In Kosiv, there are more listings and the prices are more favorable. For 1.3 million hryvnias, you can purchase two small houses with outbuildings that, although needing repairs, are suitable for living.
“The cheapest house in Sheshory costs 1.3 million hryvnias. However, it is unclear from the listing what condition it is in, as there are no interior photos.”
Following that are options with unfinished construction, and the first house with living conditions has an area of 82 sq. m and costs 3 million hryvnias.
In Yablunitsa, prices start at 5.1 million hryvnias and are linked to the proximity to Polianytsia and the Bukovel tourist complex. Here, modern chalets, cottages, and estates are sold, including a panoramic house with a terrace and its own vat.
In Mykulychyn, real estate is also expensive due to its advantageous location — this village is near the town of Yaremche. However, due to a larger number of listings, more budget-friendly options can be found, although a house with standard repairs will cost no less than 5 million hryvnias.
Polianytsia remains the most touristy and expensive location. Here, new cottages and houses with modern renovations are sold; there are almost no budget options available. For example, a house with an area of about 95 sq. m is offered for 5.6 million hryvnias, while the most expensive listings reach 12 million hryvnias.
