A new record has been set in the housing rental market in Warsaw. The average cost of renting an apartment in the Polish capital currently stands at 75 zlotys per square meter, which is 2.9% higher compared to the previous quarter. Thus, Warsaw maintains its leadership in rental prices among all cities in Poland.

In terms of rental costs, Warsaw significantly outpaces Gdańsk, where the average price is 66 zlotys per square meter, and Kraków at 64 zlotys. The cost of renting an apartment in Warsaw exceeds 40% of the average salary of local residents. In comparison, in Vienna, this figure is approximately 25%, while in Berlin, it is around 30%.
This trend makes renting housing in Warsaw one of the most expensive among European capitals relative to the income of the population.
Price Increases for Small Apartments and Market Prospects
The most significant price increases have been observed for small apartments up to 35 m² — their average price has risen by 4.3% over the past year. Experts attribute this rise to sustained demand from students, young professionals, and those starting independent lives. In contrast, larger apartments have decreased in price, as demand for them remains relatively low.
“According to Anton Bubel, president of Rentier.io, the market may partially stabilize closer to the end of the year — when the academic season concludes and demand temporarily decreases.”
