Where the Most Expensive and Cheapest Agricultural Land in Ukraine is in 2025

In Ukraine, prices for agricultural land in 2025 show significant growth. The average cost per hectare reached 69,628 UAH in July of this year, which is almost 9,000 UAH higher than the previous month. These figures indicate an activation of the market and increased demand for agricultural land plots.

Regional Price Characteristics

The highest average prices for agricultural land in Ukraine were recorded in April 2025 — 71,875 UAH/ha. The cheapest hectare was priced in March — only 54,607 UAH. The cost of land varies significantly depending on the region. In different regions, the average price per hectare ranges from 30,665 to 180,137 UAH. Thus, in the most expensive region, one hectare is equivalent to almost six hectares in the cheapest.

The highest average price per hectare is recorded in Ivano-Frankivsk region — 180,137 UAH. Regions with the highest prices also include:

  • Kyiv region — 110,459 UAH/ha;
  • Sumy region — 103,502 UAH/ha;
  • Ternopil region — 99,476 UAH/ha.

In contrast, the cheapest land is in Donetsk region — 30,665 UAH/ha. Land is also sold cheaply in:

  • Zaporizhzhia region — 35,246 UAH/ha;
  • Kherson region — 35,761 UAH/ha;
  • Mykolaiv region — 35,912 UAH/ha.

Dynamics of Land Sales

In addition to rising prices, 2025 also sees an increase in the volume of agricultural land sales. In July, 21,611 hectares were sold, which is almost 800 hectares more than in June. The least amount of land plots sold throughout the year was in January — 10,346 ha, while the most was in February, when 27,572 ha were sold.

“Which is expected to appreciate in value over the long term, especially in light of European integration.”

Economic expert Serhiy Fursa emphasized that agricultural land is an attractive investment tool. According to him, even amidst military actions, such assets remain promising, and income can be generated today, particularly through leasing land to agricultural companies.
