In June 2025, the warehouse real estate market in Kyiv shows the highest prices in Ukraine. The average selling price of warehouses in the capital has reached about $612 per square meter. This is nearly double the comparable figures in most other regions of the country.

Reasons for the Price Gap
Analysts note that the main factors contributing to this gap are the high concentration of business activity in Kyiv, as well as the shortage of quality warehouse spaces in the city itself. Therefore, the demand for warehouses in the capital significantly exceeds the supply, which has led to a sharp increase in prices.
“The geographical factor significantly affects the cost of warehouse real estate. The regional price gap is very large – from ~$600 in the capital to less than $100 near the combat zones. The most expensive regions are concentrated in the west and center of the country, which, despite shelling, maintain their status as a ‘safe haven’ amid the military actions in the east and south.”
Regional Differences and Price Dynamics
In the Kyiv region, the average price of warehouse real estate is $359 per square meter – the second highest after the capital. High prices are also recorded in the west and center of the country: in Vinnytsia, the average cost per square meter is $260, while in Lviv and Ivano-Frankivsk, it is $248 each.
At the same time, closer to the combat zones, the cost of warehouse real estate remains significantly lower – less than $100 per square meter. However, even in the eastern and southern regions, there is some price increase: for example, in Kharkiv – approximately 10%, and in Mykolaiv – by 70% from a very low starting base.
After a slight decline in prices during the winter, a new phase of price increases for warehouse spaces has been recorded in Kyiv and the surrounding area in spring and summer 2025.
