The Ukrainian construction market in 2025 demonstrated significant growth: according to experts, the market volume in monetary terms reached approximately 248 billion UAH (about 5.3 billion euros), which is 24% more than in 2024. However, even with this increase, the industry’s indicators still remain 34% lower compared to 2021, when the market was estimated at around 8 billion euros.

In 2025, the key drivers of commercial investments remained warehouse, manufacturing, and retail real estate. Particularly attractive for new construction were Kyiv, Lviv, and Ivano-Frankivsk regions, which showed active engagement of investors in various market segments.

It is worth highlighting the sector of restoration and protection of critical infrastructure facilities, which accounted for about 20% of the total construction market volume. This direction gained particular relevance in the context of enhancing the country’s security and stability.

Demand Dynamics and Price Changes

In 2025, demand from businesses and households shifted towards energy independence, which was reflected in the structure of commercial construction. The segment of agricultural buildings grew the fastest, demonstrating a volume increase of 48%. At the same time, interest in primary housing remained stable and did not show significant changes compared to the previous year.

“The cost of construction works and materials in 2025 increased by approximately 15% compared to 24% the year before, while housing prices rose by 5-10%.”

This dynamic indicates a gradual stabilization of pricing policy in the industry, despite rising costs for materials and labor.
