In Ukraine, housing prices are rising in megacities, with Kharkiv leading

Prices for one-bedroom apartments in the secondary housing market in Ukraine have remained relatively stable over the past few months; however, significant increases in value have been observed in certain regions. According to analytics from a specialized portal, from January to April 2025, the highest price increases were recorded in three cities with populations over one million.

Price Dynamics in Major Cities

In particular, in Kharkiv, prices for one-bedroom apartments increased by 11%, reaching ₴851,000 ($20,400). Odesa follows with an 8% increase, with a median price of ₴1.6 million ($38,300), while Kyiv rounds out the top three with a 5% increase, where apartment prices stand at ₴3 million ($71,900).

Price Increases in Other Cities

Significant price increases are also noted in western cities of Ukraine. In Chernivtsi and Ternopil, a 6% increase is observed. Meanwhile, in Ivano-Frankivsk (+2%), Rivne (+0.3%), Khmelnytskyi (+3%), Zaporizhzhia (+3%), Poltava (+2%), and Dnipro (+1%), the median price was influenced by minimal growth.

However, in some cities, a decrease in housing prices is observed. In Lviv, where the price of a one-bedroom apartment is the highest in western Ukraine at ₴2.3 million ($55,100), a 2% decrease was recorded during this period. Apartments have also become cheaper in Vinnytsia and Kropyvnytskyi (-2%) and Mykolaiv (-1%).
