Housing Prices in the Suburbs of Kyiv Have Increased Significantly: A Detailed Overview of the Rental and Purchase Market

The real estate market in the suburbs of Kyiv has seen a substantial increase in prices for both long-term rentals and property purchases as of September 2025. This increase has primarily affected cities and towns near the capital, although some localities have experienced a slight decrease in apartment purchase prices.

Rental Price Dynamics for Apartments in the Suburbs of Kyiv

Over the past year, the rental prices for one-bedroom apartments in Sofiivska Borshchahivka have risen the most, with the median price reaching 15,000 UAH, which is 15% higher than in September 2024. In Hатне, an increase of 11% has been recorded. The lowest median rental price for one-bedroom housing in September was in Boyarka at 8,000 UAH, but even here, there has been a 14% increase in price over the year.

Among the cities with the fastest-growing rental rates are Hostomel (11,000 UAH, +37.5%) and Irpin (14,000 UAH, +22%). The rental price for two-bedroom apartments in Hатне has increased the most, reaching 22,000 UAH (+47% over the year). In Kryukivshchyna and Sofiivska Borshchahivka, the rental price for two-bedroom housing is 20,000 UAH, corresponding to increases of 27% and 18% respectively. The cheapest two-bedroom apartments can be found in Boyarka (12,000 UAH, +9%) and Boryspil (12,000 UAH, +20%).

Apartment Purchase Prices: Leaders in Price Increases and Decreases

In the market for one-bedroom apartments, the highest prices are recorded in Petropavlivska Borshchahivka (2.4 million UAH, +16%), Sofiivska Borshchahivka (2.5 million UAH, +12%), and Chabany (2.3 million UAH, +9%). The cheapest one-bedroom housing in September 2025 is offered in Dymerka at 969,000 UAH (+16% over the year). In Boyarka and Hostomel, prices are 1.2 million UAH, which is 15% and 0.5% higher respectively.

At the same time, in Bucha and Vorzel, there is a decrease in the median price of one-bedroom apartments – by 2.5% and 2% respectively, down to 1.5 million UAH and 1.4 million UAH.

Two-bedroom apartments in Dymerka remain the cheapest (1.4 million UAH), but here the highest price increase over the year has been recorded – by 44%. The most expensive housing of this type is sold in Petropavlivska Borshchahivka and Sofiivska Borshchahivka (3.5 million UAH; +19% and +11% respectively), as well as in Kryukivshchyna (3.4 million UAH, +25%).

Hатне and Novi Petrivtsi have become the only localities where prices for two-bedroom apartments have slightly decreased compared to last year – to 3.1 million UAH (-4.5%) and 2.7 million UAH (-4.5%).

“Compared to September 2024, rental prices for long-term leases show a trend of significant growth. Apartment purchase prices in the suburbs are also rising, but to a lesser extent, and in some areas, there is a slight decrease compared to last year’s figures, particularly in Bucha, Vorzel, Hатне, and Novi Petrivtsi,” the report states.
