Transcarpathia is Building a Record Number of Shopping Centers in Ukraine

Transcarpathia has become one of the leaders in Ukraine in terms of the pace of shopping center construction, which is linked to the war and the mass relocation of residents from eastern regions. Before the full-scale invasion, the region, with a population of about 1.2 million people, hardly attracted the attention of commercial real estate developers. However, it is now here that the highest growth of new retail facilities is observed.

Dynamics of Shopping Mall Openings in the Region

Since the beginning of the full-scale war, several new shopping centers have opened in Transcarpathia, including four in Uzhhorod. Among them, the largest is the “Bilochka” shopping center, covering an area of 8,000 square meters, while the smallest is Grushevsky (3,000 square meters). By the end of 2025, five more retail facilities are planned to be launched in Transcarpathia: Dream City (8,000 sq. m) and Korona (10,500 sq. m) will open in Uzhhorod, Rosvyhivskyi (8,500 sq. m) and the first phase of Retail Park Mukachevo (8,000 sq. m) will be in Mukachevo, and “Retail Park Zahra” (8,000 sq. m) will be in Berehove. At the same time, there are currently no large shopping complexes in the region with an area of over 30,000 square meters.

Developers’ Plans for the Coming Years

From 2026 to 2027, developers in Transcarpathia intend to commission 13 new retail facilities. The most significant changes are expected in Uzhhorod, where the total area of new shopping malls will reach nearly 120,000 square meters. In comparison, in Lviv, only 20,000 square meters of retail space are planned to be built during the same period, while in Chernivtsi, about 100,000 square meters.
