The Cost of New Housing in Kyiv Has Increased: Price Analysis by Districts and Cities of Ukraine

The cost of apartments in new buildings in Kyiv has significantly increased over the past year. The average price per square meter is 53,550 UAH, which is 6.46% or over 3,000 UAH more compared to last year, when the average price was 50,300 UAH. These prices reflect the entire market of new buildings, regardless of the number of rooms.

Price Dynamics in Kyiv’s New Buildings

According to analysts, over the past six months, the cost per square meter in the capital has risen by 0.89% (or 475 UAH). However, compared to last month, there is a slight decrease of 0.56% or 300 UAH per square meter. Experts do not rule out that this may indicate the formation of a new trend in the real estate market.

Housing Prices in Different Districts of Kyiv and Cities of Ukraine

The cost per square meter of housing varies significantly across different districts of Kyiv. The cheapest apartments can be purchased in the Desnyanskyi district, where the average price is 40,050 UAH per square meter. The following districts are next:

  • Darnytskyi district – 42,750 UAH;
  • Dniprovskyi – 44,400 UAH;
  • Sviatoshynskyi – 46,700 UAH;
  • Solomianskyi – 47,550 UAH.

In the average price segment, we find:

  • Obolonskyi – 50,150 UAH;
  • Holosiivskyi – 54,900 UAH;
  • Shevchenkivskyi – 68,950 UAH;
  • Podilskyi – 69,375 UAH.

The most expensive housing is recorded in the Pecherskyi district, where the average price per square meter reaches 111,800 UAH. Thus, the difference between the most expensive and the cheapest district is 64,825 UAH. For the price of one square meter in the Pecherskyi district, one can purchase almost three square meters in the Desnyanskyi district.

Regarding the most common price offers in the capital’s new buildings, the largest share of listings (8%) corresponds to a price of 22,400 UAH per square meter. Options priced at 25,200 UAH (7.2%) and 19,600 UAH (6.9%) are also frequently encountered. At the same time, in the cheapest segment, apartments can be found with a price of 8,400 UAH per square meter, but such offers account for only 0.3%.

There has been a “gradual return of interest to the housing market”.

Significant changes are also observed in the secondary real estate market in Ukraine. A record increase in the price of one-bedroom apartments over the past four years has been recorded in Chernihiv: from May 2021 to May 2025, the median price increased by 83% – from 662,000 UAH to 1.2 million UAH. Experts note that this came as a surprise, as the city was in a risk zone at the beginning of the full-scale invasion. However, there is now a revival of interest in housing, leading to price increases.

Significant increases in the cost of one-bedroom apartments have also been noted in:

  • Ternopil – +82% (from 907,000 to 1.65 million UAH);
  • Vinnytsia – +73% (from 1.2 million to 1.9 million UAH);
  • Zhytomyr – +58% (from 1 million to 1.6 million UAH);
  • Ivano-Frankivsk – +56% (from 1.1 million to 1.9 million UAH).

At the same time, in several cities, significant decreases in housing prices have been recorded. In particular:

  • Kherson – minus 16% (from 716,000 to 608,000 UAH);
  • Zaporizhzhia – minus 13% (from 777,000 to 671,000 UAH);
  • Mykolaiv – minus 6% (from 797,000 to 748,000 UAH);
  • Dnipro – minus 5% (from 1.1 million to 1.07 million UAH).
