In Ukraine, an unprecedented rise in land prices has been recorded over the past two years — an increase of 600%, marking the fastest jump since the country gained independence.

Main Reasons for the Increase in Land Value

Analysts note that the largest price growth concerns agricultural land, as well as land in the suburbs of major cities such as Kyiv, Lviv, Dnipro, and Odesa. One of the main reasons is the opening of the land market to legal entities, which has allowed agricultural holdings to invest more actively in land assets. Additionally, in the context of the war, the logic of investment has changed — land has become one of the few stable assets that do not lose value even in challenging conditions.

Regional Trends and Speculative Growth

A significant increase in interest in development in the suburbs has provoked speculative operations, leading to a rise in prices for land plots intended for residential construction by 400-900% in various regions of the country. For example, in Kyiv Oblast, a hectare of land that cost between ₴30,000 and ₴40,000 in 2022 (at that time’s exchange rate of $1,098–$1,465) is now being sold for over ₴200,000 (about $4,845 at the current exchange rate).

In the western regions, especially near the state border, land prices are also rising rapidly. The main factors include increased demand for logistics hubs and production sites, which generates even greater interest from investors in this market segment.

This is the most dynamic price jump in the entire history of independent Ukraine.
