Over the four years of the agricultural land market’s operation in Ukraine, the average price per hectare in the national currency has risen by 60%. During this period, Ukrainian citizens invested over 30 billion hryvnias in the purchase of agricultural land. As of July 2025, the average cost per hectare is 60,700 hryvnias (equivalent to $1,451), which significantly exceeds the figures at the time the market was launched.

Price Dynamics for Agricultural Land and Transaction Volumes
In August 2021, immediately after the market opened, the average price per hectare was 41,300 hryvnias (i.e., $1,546 at the then-current exchange rate). However, in February 2022, before the start of the full-scale invasion by the Russian Federation, the price per hectare had dropped to 34,000 hryvnias, equivalent to $1,164 at that time. Thus, despite the increase in value in hryvnias, the price of land in dollar terms decreased somewhat.

According to analysts, nearly 340,000 transactions have been made since the market’s launch, and the total area of sold plots has exceeded 636,000 hectares.
Regional Price and Demand Characteristics
The highest average price for agricultural land is recorded in the Ivano-Frankivsk region — 126,600 hryvnias per hectare. This is followed by the Lviv (118,300 UAH/ha), Kyiv (89,400 UAH/ha), and Ternopil regions (86,900 UAH/ha).
The lowest prices are observed in frontline regions: Zaporizhzhia region — 38,300 UAH/ha, Kherson — 39,100 UAH/ha, Chernihiv — 41,100 UAH/ha, Mykolaiv — 41,600 UAH/ha, and Odesa — 41,800 UAH/ha.
In 2025, the highest activity in the land purchase and sale market is demonstrated by the Poltava, Vinnytsia (5,400 transactions each), and Kyiv regions (4,700 transactions).
