Retail Turnover in Ukrainian Shopping Centers Increased by Over 20% at the Beginning of 2025

In the first half of 2025, shopping centers in Ukraine are showing significant growth in financial indicators. According to the results from January to April, retail turnover in the country’s shopping centers increased by over 20% in national currency. In dollar terms, this growth amounted to 14.05%.

Visitor Numbers and Rental Rates

Visitor numbers at shopping centers continue to recover after previous crisis periods. In July 2025, the average attendance was 393 people per 1,000 square meters of total rental space. This growth is leading to a reduction in vacancy rates, which during this period stood at around 12.9%. The decrease in available space has laid the groundwork for a gradual increase in rental rates. As of July 2025, the rent for retail gallery spaces ranging from 50 to 200 square meters was $22.2 per square meter, excluding additional costs.

Development of New Retail Spaces

Retail real estate in Ukraine demonstrates stability and adaptability due to the active development of new properties. In the first half of 2025, new shopping centers BalticSk (with a rental area of about 10,000 square meters) and the Viyar showroom (1,500 square meters) opened in Kyiv. Between 2025 and 2026, the emergence of about seven more large retail properties with a total rental area of approximately 90,000 square meters is expected. Among them are the White Lines shopping center (28,000 square meters) and Olimpik Park (23,000 square meters).
