Renting Private Houses in Ukraine: How Prices Changed in 2026

Renting private houses in Ukraine is gaining popularity: more and more Ukrainians prefer these types of properties, moving away from traditional apartments. This trend has led to significant changes in rental prices, with prices rapidly rising in rear cities, while in frontline regions, a decrease is observed instead.

Where Rent for Private Houses Increased the Most

The most significant increase in rental prices for private houses in 2026 was recorded in Zaporizhzhia, where the median rate rose by 87% – from 8,000 to 15,000 hryvnias per month. A noticeable increase also occurred in Cherkasy, Lutsk, and Mykolaiv – here prices grew by 50% (from 10,000 to 15,000 hryvnias).

  • In Ternopil, rent increased by 48% – to 26,498 hryvnias (from 17,857 UAH).
  • In Vinnytsia, prices rose by 45% – to 16,000 hryvnias (from 11,000 UAH).
  • In Uzhhorod, a 45% increase was also recorded – to 54,428 hryvnias (from 37,544 UAH).

A more moderate, yet noticeable increase is observed in Ivano-Frankivsk (+34%), as well as in Lviv and Kyiv – both at 22%. Notably, the capital currently has the highest rental prices for private houses: in March 2026, the median cost reached nearly 112 thousand hryvnias per month. In comparison, in Uzhhorod – over 54 thousand hryvnias, and in Odesa – over 51 thousand hryvnias.

Where Prices Remained Stable or Decreased

Some cities have maintained stability in the rental market: in Dnipro (16,000 UAH), Khmelnytskyi (10,000 UAH), and Chernivtsi (33,000 UAH), prices have hardly changed over the year. Meanwhile, the most significant price decreases are observed in Rivne (down 34%), Kherson (down 25%), Sumy (down 22%), Kharkiv (down 7%), and Chernihiv (down 4%).

“Ukrainians are increasingly choosing private houses due to the desire for energy independence and the ability to adapt housing for large families, who, due to the war, are forced to move together, optimizing living costs,” explains expert Yulia Kozar.

Experts emphasize that one of the main reasons for the popularity of private houses is the ability to ensure autonomy: the installation of generators, solar panels, separate heating, and water supply. This has become particularly relevant after a challenging winter, when Ukrainians sought independence from centralized systems.

Social factors also play a significant role: many families who were forced to move due to the war are uniting in large houses across several generations to reduce housing costs.

At the same time, initiatives are ongoing in the country to legalize the rental market: penalties are planned for those who rent apartments without contracts, in order to eliminate the activities of unscrupulous landlords operating in the shadows.
