In Ukraine, the trend of rising prices for renting one-bedroom apartments continues in 2025. According to real estate market data, the average increase in rental costs in most cities across the country is about 15% compared to the previous year.

Situation in Regional Centers
The highest median rental prices for one-bedroom housing are recorded in large regional centers. In Kyiv, for example, the average rent is 17,000 hryvnias per month, in Ivano-Frankivsk – 15,000 hryvnias, in Vinnytsia – 13,000 hryvnias, in Dnipro – 11,000 hryvnias, and in Cherkasy – 10,000 hryvnias. The increase in these cities ranges from 10% to 13%.
Regions with the Highest and Lowest Growth
Notable increases in rental prices are observed in certain cities. In Odesa, the median price reached 11,000 hryvnias in September 2025, which is 25% higher than the previous year. In Kharkiv, the cost rose by 29% to 5,000 hryvnias, while in Mykolaiv, it increased by 20% to 6,000 hryvnias.
At the same time, in several cities, the price increase was minimal. In Uzhhorod, the median rental price remained at 19,000 hryvnias, in Lviv the increase was only 2% – to 18,500 hryvnias, and in Rivne, the price stands at 12,000 hryvnias. There are exceptions: in Chernivtsi, the rental cost decreased by 6% to 11,000 hryvnias, and in Chernihiv, it dropped by 7% to 7,000 hryvnias.
“Since the beginning of the full-scale invasion, the rental market has gone from significant price fluctuations to gradual stabilization. Since 2024, we have observed a trend of gradual price increases. Traditionally, renting one-bedroom apartments is most expensive in large regional centers. In contrast, in Eastern Ukraine, where the security situation is worse, prices are significantly lower,” the report states.
Overall, experts note that the key factors influencing prices remain the security situation in the regions, internal migration of the population, and overall demand for rental housing.
