In Kyiv, over the past six months, there has been a significant decrease in the average rental cost of apartments by more than 3,200 UAH, or 13.03%. The average price has fallen from 24,659 UAH to 21,445 UAH per month, regardless of the number of rooms in the apartment.

In just the last month, rental prices for apartments in the capital have decreased by 5.48%. According to analysts from M2bomber, compared to the end of December 2025, rents have dropped by more than 1,200 UAH.
Over the year, the decrease in prices has been minimal – only 0.93%, which amounts to 201 UAH.

Prices for Renting One-Room Apartments in Kyiv
The most popular rental prices for one-room apartments in Kyiv are 12,000, 14,400, 16,800, and 18,400 UAH. Each of these prices accounts for about 10% of all apartment rental listings.

The Cost of Renting Two- and Three-Room Apartments
Renting a two-room apartment in Kyiv is most commonly offered at 15,600 UAH (8.6% of listings). For three-room apartments, the typical price is 20,400 UAH, which constitutes 12.8% of all offers.


Price Differences by Districts in Kyiv
In different districts of the capital, the cost of renting apartments varies significantly – the average range is from 14,750 UAH to 35,000 UAH per month. Thus, the difference between the cheapest and the most expensive offers reaches 20,250 UAH.
“The lowest prices are recorded in the Darnytsia district – averaging 14,750 UAH. Also: in the Obolon district – 17,000 UAH, in the Sviatoshyn district – 17,500 UAH, in the Desnyan district – 18,000 UAH, and in the Solomiansky district – 19,300 UAH.”
The highest rental cost is observed in the Shevchenkivskyi district, where the average price is 35,000 UAH. Among other districts with high prices are the Dnipro district (32,000 UAH), Podil district (29,014 UAH), Pechersk district (27,149 UAH), and Holosiivskyi district (24,000 UAH).
