Rental Prices for Housing in the Czech Republic Have Increased: Market Analysis and Reasons for the Price Hike

In the second quarter of 2025, the average rental price for housing in the Czech Republic rose by 7% compared to the same period last year, reaching 269 crowns per square meter (approximately 538 UAH at the exchange rate in October). Price increases are observed in both the secondary market and new developments. According to experts, high demand and a limited number of offerings may lead to further increases in rental rates.

Renting in Prague, Regions, and New Developments

According to analytics from leading market portals, tenants of a typical 70 sq. m apartment in the Czech Republic pay approximately 19,000 crowns (about 38,000 UAH) per month. However, prices vary significantly depending on the region. For example, in Prague, a similar apartment costs over 28,000 crowns (approximately 56,000 UAH), while in the Karlovy Vary Region, it is less than 13,000 crowns (around 26,000 UAH).

Data from a Deloitte study indicates that the average rental rate across the country is 326 crowns per square meter (approximately 652 UAH), while in new developments it is 367 crowns per square meter (about 734 UAH).

Reasons for the Increase in Rental Prices

Experts explain the rise in rental prices in the market by several key factors. Firstly, there is high demand, which particularly increases in the fall due to the influx of students seeking housing. The greatest imbalance between supply and demand is observed in Prague and Brno.

Secondly, due to the rising cost of housing and increased mortgage rates, purchasing one’s own apartment is becoming less affordable, which further stimulates demand for rentals. Thirdly, investors acquiring real estate for profit are forced to raise rental prices to maintain the profitability of their investments.

Thus, the rental housing market in the Czech Republic remains dynamic, and experts do not rule out further price increases in the coming months.
