Rental Prices for Apartments in Kyiv Have Decreased: Cheapest and Most Expensive Areas

Analysts from M2bomber have recorded a significant decrease in rental prices for apartments in Kyiv. Over the past six months, the average price has fallen by more than 3,200 UAH (13.03%) — from 24,659 UAH to 21,445 UAH. The statistics include all apartments regardless of the number of rooms.

In the last month, rental prices have decreased by another 5.48%. Compared to the end of December 2025, the average rental price has dropped by more than 1,200 UAH. When analyzing the annual figure, the change is almost negligible — the decrease was only 0.93%, or 201 UAH.

Rental Prices for Apartments of Different Sizes

One-bedroom apartments in Kyiv are most often offered at prices of 12,000, 14,400, 16,800, and 18,400 UAH. Each of these categories accounts for about 10% of the listings.

The average prices for two-bedroom apartments are 15,600 UAH, and there are approximately 8.6% of such offers on the market.

The largest percentage of three-bedroom apartments is rented out for 20,400 UAH — this accounts for about 12.8% of all offers in the capital.

Price Distribution by Districts of Kyiv

In different districts of the capital, the average rental price for housing varies from 14,750 to 35,000 UAH, so the difference between the cheapest and most expensive apartments exceeds 20,000 UAH.

  • Obolonskyi — 17,000 UAH
  • Sviatoshynskyi — 17,500 UAH
  • Desnianskyi — 18,000 UAH

Most Expensive Areas in Kyiv:

  • Shevchenkivskyi District — 35,000 UAH
  • Dniprovskyi — 32,000 UAH
  • Podilskyi — 29,014 UAH
  • Pecherskyi — 27,149 UAH
  • Holosiivskyi — 24,000 UAH

Such changes in price may have been provoked by the Russian shelling of Ukraine on January 9, 20, and 24. These attacks caused mass power, heating, and water outages in the capital. Some buildings remained without heating since January 9, with temperatures in apartments dropping to 0–5 degrees. In other buildings, heating was restored, but new shelling again left people in the cold.
