In March 2025, one-bedroom apartments in Ukraine’s secondary market increased in price across most regions. Despite a decline in buyer interest, some areas are seeing an increase in supply. The largest growth in the number of apartments was recorded in the Kharkiv, Poltava, and Khmelnytskyi regions.

Specifically, demand for housing has significantly decreased in the Zakarpattia (-19%), Zaporizhia (-16%), Mykolaiv (-13%), Dnipropetrovsk (-12%), and Lviv (-9%) regions. However, despite this, the Chernivtsi region noted the highest price increase at 8%, while the Lviv region rose by 4%.
Prices also increased by 3% in the Zakarpattia, Zhytomyr, Cherkasy, Chernihiv, Kharkiv, and Zaporizhia regions. At the same time, a decrease in prices for secondary housing of 4% was noted in Volyn and Kherson regions.
“The highest prices for one-bedroom apartments are recorded in Kyiv – $90.37, as well as in Lviv ($73,508), Zakarpattia ($69,691), and Vinnytsia ($56,743),” experts report.
In the primary market, the average cost per square meter increased by 1-2% in most regions. The highest prices are observed in Kyiv – $1,358 per square meter, followed by Zakarpattia – $1,137, Lviv region – $1,076, Kirovohrad region – $1,059, and Dnipropetrovsk region – $1,058.
