The situation in the market for summer cottage sales in Ukraine shows various trends depending on the region. According to the “OLX Real Estate” review, the highest price indicators are recorded in the Kyiv region, where the median price of a summer cottage reached 4.5 million UAH, which is 10% higher compared to April 2024.

Regional Price Differences
In the western regions of Ukraine, the number of listings for summer cottage sales has increased since 2024, while in the eastern regions, there is a decline in demand. The overall trend indicates a decrease in demand and a significant increase in prices at the beginning of 2025. For example, in the Vinnytsia region, prices rose by 51% to 2.6 million UAH, while in the Zhytomyr region, they increased by 37% to 1 million UAH.
In Cherkasy, prices rose by 27% to 706 thousand UAH. The cheapest summer cottages can be purchased in the Chernihiv region, where the median price is 373 thousand UAH, which is 6% higher than in April 2024. The supply in the market has only increased in Vinnytsia, while in other central regions, the figures fluctuate between 0% and 8%.
Trends in Southern and Eastern Ukraine
In the south and southeast of Ukraine, median prices for summer cottages have remained virtually unchanged. For instance, in the Odesa region, prices increased by 8% to 3.1 million UAH, while in the Dnipropetrovsk region, they decreased by 2% to 1 million UAH. A noticeable decrease in supply has been observed across all regions, particularly with the number of listings decreasing by 11% in the Odesa region.
Recent analytical data also indicate uneven demand. In the south, demand increased by 25% in the Odesa region, while in the Zaporizhzhia and Dnipropetrovsk regions, there was a decrease in demand by 11% and 10%, respectively. In eastern Ukraine, on the contrary, median prices increased by 10% in the Kharkiv region and by 17% in the Sumy region; however, in Sumy, the number of listings decreased by 18%.
“Demand has changed unevenly. It has increased in the south, while it has decreased in the southeast,” the review states.
