Uzhhorod is currently facing a classic imbalance: the demand for retail space in the city is twice that of its availability. This situation creates additional opportunities for the development of new facilities and the modernization of existing shopping centers.

It is worth noting that a favorable location is no longer necessarily associated with the city center. Shopping and entertainment complexes located in areas of new residential neighborhoods, near transport hubs or educational clusters, attract more visitors and demonstrate better conversion rates compared to those in the center.

Changes in Leasing Approaches and Technological Progress

The models of leasing are also changing: businesses require greater flexibility, avoiding rigid cooperation terms. This encourages commercial property owners to adapt their offerings to market demands by implementing innovative and tenant-friendly formats.

Another important trend has been the growing attention to technological and energy-efficient solutions. From solar canopies and automated management systems to energy facades and modern navigation – all of these factors influence not only the image but also the operational economy of the facilities. According to experts, brands are considering these factors already at the stage of preliminary lease negotiations.
