In the capital of Ukraine, there has been a significant increase in apartment prices in new buildings. Over the past year, the average cost per square meter of housing in Kyiv has risen by 6.46%, amounting to over 3000 UAH – from 50,300 to 53,550 UAH. This applies to prices for all types of housing on the market, regardless of the number of rooms.

Price Dynamics Over the Past Year

According to analysts, prices have not increased as significantly over the last six months — only by 0.89%, or 475 UAH per square meter. At the same time, a slight decrease of 0.56% (300 UAH) was recorded over the last month.

Cost of a Square Meter in Different Districts of Kyiv

The cost per square meter in new buildings in Kyiv varies significantly depending on the district. Price ranges fluctuate from 36,475 to 101,250 UAH. Thus, the difference between the most expensive and the cheapest district is 64,775 UAH, meaning that for one square meter in the most expensive district, you could almost buy three square meters in the cheapest.

The most affordable area is the Desnyansky district, where the average cost per square meter is 36,475 UAH. The average price segments include:

  • Dniprovskyi — 44,025 UAH per square meter
  • Darnytskyi — 45,225 UAH
  • Sviatoshynskyi — 46,450 UAH
  • Obolonskyi — 48,000 UAH
  • Solomyanskyi — 50,175 UAH
  • Holosiivskyi — 54,125 UAH
  • Podilskyi — 64,025 UAH
  • Shevchenkivskyi — 67,975 UAH

The most expensive apartments are traditionally located in the Pecherskyi district, where the average price per square meter reaches 101,250 UAH.

Most Popular Prices in Kyiv’s Primary Market

According to analytical data, apartments in new buildings are most frequently offered at a price of 22,400 UAH per square meter — this price accounts for 8% of housing sale listings. Other popular price categories include:

  • 25,200 UAH — 7.2% of listings
  • 19,600 UAH — 6.9% of listings

In the cheapest segment, offers can be found at a price of 8,400 UAH per square meter; however, the share of such apartments on the market is minimal — only 0.3%.
