Prices for Agricultural Land in Ukraine Have Decreased for Three Consecutive Months

In Ukraine, the value of agricultural land has been declining for three consecutive months. The average price per hectare currently stands at approximately ₴62,000 (equivalent to $1,499), whereas in the summer this figure reached ₴69,400 ($1,678), indicating a decrease of more than 10%.

Price Dynamics and Transaction Volumes

Overall, during the entire period of the market’s operation, the average price per hectare of land was about ₴37,000 ($895 at the current exchange rate). The land market was restored in May 2022, when the average cost per hectare was ₴40,400 ($1,381 at that time’s exchange rate). The highest price peak was recorded in April 2025 — ₴71,900 ($1,732 at the April 2025 exchange rate).

The price decline is accompanied by a decrease in activity: in September, just over 10,000 hectares of agricultural land were sold. In comparison, before the full-scale invasion of the Russian Federation in February 2022, market activity was four times higher.

Regional Differences and Total Sales Volume

As of October, a total of 289,000 hectares of agricultural land have been sold across Ukraine, which accounts for less than 1% of the country’s total land fund, which amounts to 42.4 million hectares. The price of land varies depending on the region. For instance, in the Ternopil region, the price per hectare exceeds that of the Kherson region by four times.
