Price Dynamics in the Primary Housing Market in Ukraine: City Analysis

In the primary real estate market in Kyiv, the average cost per square meter is ₴54,000 (approximately $1,301). Over the past six months, prices in the capital have increased by only 1%. In terms of price levels, Kyiv is surpassed only by Lviv, where the median price per square meter has reached ₴57,600 ($1,388), which is 8% more expensive than in Kyiv. During this period, Lviv has seen a price increase of 3%.

Price Trends in the Regions

Over the past six months, the price structure in the primary housing market across Ukraine has undergone some changes. In particular, Ivano-Frankivsk (₴32,100 per square meter) and Ternopil (₴32,000) are no longer among the ten most expensive cities, although prices in these cities continue to rise—by 5% and 9% respectively. The lowest price per square meter in July was observed in Zaporizhzhia—₴25,000 ($602.5), as well as in Sumy—₴26,000 and Kharkiv—₴27,900. Meanwhile, the highest growth over the past six months was recorded in Odesa, where the price increased by 14%, reaching ₴46,200 ($1,113) per square meter.

Reasons for the Decrease in Housing Prices in Certain Cities

In several regions, particularly in Kropyvnytskyi, Zaporizhzhia, and Dnipro, prices in the primary market are actually decreasing. In Kropyvnytskyi, the cost per square meter fell by 13% to ₴39,900, in Zaporizhzhia by 7% to ₴25,000, and in Dnipro also by 7% to ₴45,800. Analysts cite security factors as the main reason for this decline.

Analysts predict that the development of mortgages will further increase demand for new housing, and the primary market will continue to grow.
