Average Rent for a One-Bedroom Apartment in Kyiv in 2025

Apartment rentals in Kyiv continue to rise: over the past six months, prices have increased by more than 3,500 UAH, which is 17.22%. Compared to last year, the average rent has risen by nearly 5,000 UAH, or 23.87% – from 21,151 to 24,793 UAH. This is the average figure for all types of apartments in the capital.

Current Rental Prices in Different Districts of Kyiv

According to analytical data, the amount of rent significantly depends on the district. The lowest average price is recorded in the Desnyanskyi district – 11,000 UAH. Apartments remain affordable in:

  • Obolonskyi district – 17,000 UAH,
  • Sviyatoshynskyi – 17,500 UAH,
  • Holosiivskyi – 18,000 UAH,
  • Darnytskyi – 18,500 UAH.

The Dniprovskyi district falls into the average price category with a price of 22,000 UAH. The Solomianskyi district offers apartments for 23,500 UAH, while the Podilskyi district charges 29,014 UAH. The most expensive rentals are found in the Shevchenkivskyi district – averaging 37,000 UAH, and also in the Pecherskyi district – 33,411 UAH. The difference between the most expensive and the cheapest districts exceeds 26,000 UAH.

Rental Prices for Apartments of Different Sizes

The market for one-bedroom apartments in Kyiv also has its peculiarities. The largest number of offers is listed at a price of 14,000 UAH – accounting for 11.4% of the total number of listings.

For two-bedroom apartments, the most popular price categories are 12,000, 33,600, and 45,600 UAH, with 7.7% of listings in each. For three-bedroom apartments, the most common rental rate is 34,200 UAH – this amount accounts for 13.3% of the offers.

At the same time, a slight decrease in the average rental price has been recorded on a monthly basis – down by 514 UAH, or 2.03%. This may indicate the formation of a new trend in the capital’s housing market.
