Where in Ukraine is the Most Expensive Land: An Analysis of Agricultural Land Prices

In Ukraine, there has been a significant increase in the value of agricultural land. In April 2025, the average price per hectare reached 86,655 UAH, which is 32,023 UAH more than in March. Thus, the April figures became the highest for 2025. According to Opendatabot, the lowest prices were recorded in March, when the average cost was 54,632 UAH.

It is worth noting that prices per hectare vary depending on the region, ranging from 34,562 to 358,305 UAH. This means that the cost of one hectare in the most expensive region corresponds to the cost of over 10 hectares in the cheapest.

Land is most often the most expensive in Dnipropetrovsk region, where the average price is 358,305 UAH per hectare. Other regions with high prices include:

  • Ivano-Frankivsk – 172,336 UAH;
  • Ternopil – 162,417 UAH;
  • Lviv – 104,046 UAH;
  • Donetsk – 101,047 UAH.

In contrast, the lowest prices are recorded in Mykolaiv region, where a hectare costs only 34,562 UAH. Also on the list of low prices are:

  • Zaporizhzhia – 35,440 UAH;
  • Odesa – 38,672 UAH;
  • Kherson – 39,040 UAH.
