In different districts of Kyiv, the presence or absence of renovation significantly affects the average cost of apartments. According to analysts from LUN, the largest absolute difference is observed in the Pechersk district, where a renovated apartment costs on average $37,000 more than a similar unrenovated one.

Cost of One-Room Apartments

In percentage terms, the largest gap is recorded in the Podil district, where the difference between the average prices of renovated and unrenovated apartments reaches 45%, amounting to $26,500. The smallest gap is observed in the Svyatoshyn district, where it is only 8% or $4,000.

Interestingly, in the Dnipro district, the situation is reversed: unrenovated one-room apartments here are on average $8,500 more expensive than those with renovation. Analysts explain this anomaly by a number of factors, including a large number of new buildings, where new unrenovated apartments have larger areas and higher prices per square meter compared to the old housing stock.

Prices of Two-Room and Three-Room Apartments

The average gap in the cost of two-room apartments with and without renovation is largest in the Holosiivskyi district, where the difference is $33,000 or 36%. In the most expensive Pechersk district, this figure is $29,000 or 16%.

Among two-room apartments in the Dnipro district, the situation is again unique: unrenovated apartments are $38,000 or 37% more expensive than those with renovation. Other districts, such as Svyatoshyn, Darnytsia, and Obolon, also demonstrate similar trends, where the presence of renovation increases the average cost by minor amounts.

Regarding three-room apartments, the greatest impact of renovation is observed in the Pechersk district, where the average cost of renovated apartments is $87,300 or 35% higher than that of unrenovated ones. In the Solomyanskyi district, renovation increases the price by $42,200 or 39%.

It is worth noting that in the Dnipro district, renovation decreases the average cost of three-room apartments by $33,000 or 25%. Overall, the greatest impact of renovation on the average cost of apartments is observed among one-room, two-room, and three-room apartments in their respective districts.
