Market analysis of residential real estate in Ukraine has shown divergent price trends for new apartments in various cities. The most significant price increases have been recorded in the central and western regions, while in some cities, prices have remained stable or even decreased.

Price Increases for New Housing in Ukrainian Cities
In Lutsk and Rivne, the cost per square meter has risen by 7%, while in Zhytomyr, it has increased by 8%. The largest price growth over the past six months has been observed in Ternopil and Khmelnytskyi, where prices have risen by 10%.
“Minor fluctuations within plus or minus 1% have been recorded in cities such as Kyiv, Chernihiv, Kharkiv, Uzhhorod, Chernivtsi, and Odesa.”
In the cities of Sumy, Vinnytsia, and Poltava, prices for new housing have remained at the level of the previous half-year, indicating market stability in these regions. In contrast, Kropyvnytskyi and Zaporizhzhia have experienced a downturn: the cost per square meter has decreased by 6% and 5%, respectively.
Most Expensive and Cheapest Cities in the New Building Market
Among the cities with the highest average cost of new housing, Lviv leads with a price of 57,900 hryvnias per square meter. Next is Kyiv at 54,200 hryvnias per square meter, while in Uzhhorod, the average price is 47,700 hryvnias.
The lowest prices for primary real estate have been recorded in Zaporizhzhia at 24,100 hryvnias per square meter. In Sumy, the corresponding figure is 26,000 hryvnias, in Kharkiv it is 28,200 hryvnias, and in Mykolaiv, it is 29,100 hryvnias.
