The Pechersk district of Kyiv has once again taken first place for the highest housing prices among the capital’s districts. Here, the cost of apartments traditionally remains the highest, both in the secondary market and among new constructions.

Average Prices for Two-Room Apartments in Kyiv
Over the past six months, the average price of a two-room apartment in the secondary market in the capital has increased by 4% and currently stands at around 100 thousand dollars. The cheapest offers for two-room housing have been recorded in the Desnyansky district, where an apartment with repairs can be purchased for an average of 59.9 thousand dollars. In the Svyatoshyn district, similar property will cost approximately 65 thousand dollars.
On the opposite end is the Pechersk district, where the average price of a two-room apartment with repairs reaches 210 thousand dollars, while without repairs it is 167 thousand dollars. The second position is held by the Shevchenkivskyi district: here, a two-room apartment with repairs costs 125 thousand dollars, and without repairs — 119.9 thousand dollars. The top three most expensive districts is rounded out by Holosiivskyi, where a two-room apartment with repairs is valued at 125 thousand dollars, and without repairs — at 90.5 thousand dollars.
Prices for Three-Room Apartments in Different Districts of the Capital
For three-room apartments with repairs, the lowest average prices are also observed in the Desnyansky (76 thousand dollars), Svyatoshyn (82.5 thousand dollars), and Dniprovskyi (100 thousand dollars) districts.
In the premium segment, the Pechersk district leads — the cost of a three-room apartment here reaches 342.9 thousand dollars with repairs and 255.6 thousand dollars without repairs. The Shevchenkivskyi district is in second place: 199 thousand dollars (with repairs) and 185 thousand dollars (without repairs). In the Holosiivskyi district, the average price of a three-room apartment with repairs is 160 thousand dollars, while without repairs it is 125 thousand dollars.
Traditionally, the Pechersk district is the leader in the highest prices.
