At the beginning of January 2026, Uzhhorod topped the ranking of cities in Ukraine with the highest rental prices. According to the LUN platform, the average cost of renting a one-bedroom apartment in the regional center of Transcarpathia has risen to 21,300 hryvnias per month, significantly exceeding similar figures in other cities across the country.

Reasons for the Increase in Rental Prices in Uzhhorod
The main factor driving the rapid increase in rental prices in Uzhhorod has been the significant demand for housing. The city is considered one of the safest in Ukraine, attracting numerous displaced persons from the eastern and southern regions, as well as residents of Kyiv, which is constantly suffering from shelling and power outages. As a result, Uzhhorod has surpassed even Lviv (17,600 UAH) and Kyiv (17,000 UAH) in the average price of one-bedroom apartment rentals.
In the capital, on the contrary, due to the outflow of people, there is a decline in the rental market. Throughout the autumn, average prices for one-bedroom apartments fell by 20%. The price difference between rental housing in Uzhhorod and Kyiv is about 30%.
Trends and Predictions for the Housing Rental Market in 2026
According to forecasts by OLX experts, in 2026, the long-term housing rental market in Ukraine will continue to depend on security factors. Apartments with a high level of autonomy, located further away from strategic facilities, will be in the highest demand. The trend of tenants moving from megacities to suburbs and smaller towns is expected to persist, likely becoming the main centers of demand growth for rental housing this year.
