Recovery of Ukraine’s Retail Real Estate Market

Experts in the retail real estate market note that despite the challenging situation, the industry is showing gradual recovery. Currently, rental rates and vacancy levels in 2025 match those of 2024. Although the market has not yet reached pre-war levels, some shopping centers have already returned to the operational levels of 2021 and even 2019. This year, eleven new shopping centers will open in Ukraine— the same number as in 2014. If construction rates are maintained, the market could reach the figures of 2008-2009 by 2026-2027.

“In terms of rental rates and vacancy, 2025 is on par with 2024. While the market has not yet recovered to pre-war levels, some shopping centers in the country have already reached the figures of 2021 and even 2019.”

Additionally, the Ukrainian clothing brand “Aviation of Galicia” has opened its first foreign store in London. The brand has a decade of experience and four production facilities.
