In major cities of Ukraine, the cost of one-bedroom apartments has significantly increased over the past six months. The largest price jump was recorded in Rivne, where the average price of such apartments rose by 16% and now stands at approximately 51,500 US dollars.

Price Dynamics in Different Cities
Alongside Rivne, a significant increase in the cost of one-bedroom apartments is also observed in Odesa, with a rise of 15%. In Kharkiv, this figure reached 10%. Kyiv shows an increase of 8%, while in Zhytomyr and Ternopil, prices have risen by 7%.
At the same time, there are cities where prices have decreased. In particular, in Zaporizhzhia, apartments have become cheaper by 3%, and in Mykolaiv, by 2%.
Average Prices for One-Bedroom Apartments in 2025
On the secondary real estate market in Ukraine, one-bedroom apartments are sold for prices ranging from 15,000 to 65,000 US dollars. The cheapest offers are recorded in Kherson, averaging 15,000 dollars. The following cities have higher prices:
- Zaporizhzhia — 16,500 dollars
- Mykolaiv — 20,000 dollars
- Sumy — 21,000 dollars
- Kharkiv — 22,000 dollars
The most expensive one-bedroom apartments are in Kyiv (averaging 65,000 dollars), Lviv (64,700 dollars), Uzhhorod (63,000 dollars), Chernivtsi (53,000 dollars), and Rivne (51,500 dollars).
At the same time, according to economic expert Serhiy Fursa, apartments and houses have ceased to be a good investment option. Previously, this market was “usually measured by Kyiv.” However, now, given the strong dependence of the market on military actions and shelling, the situation is unclear and, therefore, unpredictable.
