Kyiv remains one of the cheapest European capitals to live in. The cost of renting accommodation in the Ukrainian capital is significantly lower than in cities like Warsaw, Prague, Paris, Madrid, or Berlin. The differences in rental prices across European capitals are discussed in a study by the Numbeo portal.

Rental Prices for Apartments in Kyiv

The cost of renting apartments in Kyiv remains one of the lowest in Europe. In some areas of the city, prices start from 9,000 hryvnias and can reach 36,000 for a one-bedroom apartment. According to the LUN portal, the average rent for a one-bedroom apartment in Kyiv is 16,500 hryvnias, for a two-bedroom apartment it is 25,000 hryvnias, and for a three-bedroom apartment it is 41,900 hryvnias.

Rental Housing in European Capitals

Warsaw. According to statistics, one-bedroom apartments in the capital of Poland are rented for an average of 4,193 zlotys (43,000 hryvnias), while in the suburbs, they cost 3,349 zlotys (34,000 hryvnias). The rent for two-bedroom apartments ranges from 4,000 to 4,500 zlotys (41,000 – 46,000 hryvnias), and three-bedroom apartments in the center cost 7,853 zlotys (80,000 hryvnias). The average rent in Warsaw is approximately 97% higher than in Kyiv.

Prague. Renting a one-bedroom apartment in the capital of the Czech Republic costs an average of 25,564 crowns in the center (43,000 hryvnias), and 19,250 crowns (32,000 hryvnias) in the suburbs. A two-bedroom apartment will cost from 36,000 crowns (61,000 hryvnias), while a three-bedroom apartment in the center costs 47,838 crowns (81,000 hryvnias). Thus, rental prices in Prague are 100% higher than in Kyiv.

Berlin. In the capital of Germany, one-bedroom apartments are rented for an average of 1,219 euros (54,000 hryvnias) in the center, and 898 euros (40,000 hryvnias) in the suburbs. The rent for two-bedroom apartments ranges from 1,300 to 1,900 euros (58,000 – 84,000 hryvnias), while three-bedroom apartments in the center cost about 2,239 euros (100,000 hryvnias). In Berlin, the average rental cost is 140% higher than in Kyiv.

Madrid. Renting a one-bedroom apartment in the center of the Spanish capital costs an average of 1,342 euros (60,000 hryvnias), while in the suburbs it is 960 euros (43,000 hryvnias). A two-bedroom apartment will cost 1,500 euros (67,000 hryvnias), and a three-bedroom apartment in the center is 2,297 euros (102,000 hryvnias). Rental prices in Madrid are 143% higher than in Kyiv.

Paris. To rent a one-bedroom apartment in the capital of France, one must pay an average of 1,365 euros in the center (61,000 hryvnias) and 1,018 euros in the suburbs (45,000 hryvnias). A two-bedroom apartment costs between 1,700 and 2,200 euros (75,000 – 98,000 hryvnias), while a three-bedroom apartment in the center costs about 3,082 euros (137,000 hryvnias). Thus, rental prices in Paris are 199% higher than in Kyiv.

“The expenses of Ukrainians on housing rentals vary significantly depending on the city, income, and rental costs,” experts note.

It is worth noting that in regions located near active combat zones, rental costs account for 15–30%. Meanwhile, in Lviv, Uzhhorod, and Kyiv, rental expenses take a large portion of incomes.
