There has been a significant decrease in prices in the primary housing market in Ukraine, especially in frontline regions such as Sumy, Zaporizhzhia, and Dnipropetrovsk. According to the real estate marketplace DIM.RIA, in the last month, prices for new builds in Chernihiv and Kharkiv regions have dropped by 5% compared to March. Overall, price reductions are recorded in 10 regions, including western areas like Ivano-Frankivsk (-1%) and Zakarpattia (-2%).

The average cost per square meter in US dollars has increased the most in Zhytomyr, Poltava, Odesa, and Dnipropetrovsk regions, where prices have risen by 3-5%. The most expensive housing market remains in Kyiv, where the average cost per square meter is $1,369, which is 1% higher than last month. At the same time, there is a decline in apartment prices in the Kyiv agglomeration, despite the fact that prices in the suburbs had been rising quite rapidly over the past two years.
Secondary Housing Market: Rising Prices for One-Room Apartments
In the secondary housing market in Ukraine, the average price of one-room apartments in April showed an increase in most regions. The largest price increase was recorded in the Kherson region, where prices rose by 12%. The most expensive one-room apartments remain in Kyiv, where their average cost is $91,500.
