Agricultural Land Prices in Ukraine Reached Record Levels in July 2025

In July 2025, the average cost of one hectare of agricultural land in Ukraine rose to 69,628 hryvnias, which is nearly 9,000 hryvnias more compared to June, when the price was 60,789 hryvnias. Thus, a significant increase in the price of Ukrainian land was observed within just one month.

Price Dynamics and Sales Volumes

Compared to July of the previous year, when the price per hectare averaged 51,600 hryvnias, prices have increased by more than a third. Along with the rise in value, there has also been an increase in the volume of land sales. In July 2025, 21,611 hectares were sold, which is more than in June (20,852 ha) and July 2024 (20,068 ha).

Regional Price Characteristics

The highest price per hectare was recorded in the Ivano-Frankivsk region — 180,137 hryvnias. A high level of prices is also characteristic of the central regions of Ukraine, where the demand for agricultural land remains consistently high.

At the same time, the lowest prices are traditionally observed in frontline regions. For instance, in the Donetsk region, one hectare of land costs 30,665 hryvnias, while in the Zaporizhzhia region, it costs 35,246 hryvnias. This is explained by the increased risks and reduced demand in these areas.
